As a Director, Development and Design, you will report to the Senior Vice President Property Development and be responsible for overseeing day-to-day operations related to development, urban design, municipal and provincial planning exercises, market assessment, partnerships, budgets, sourcing, ESG/sustainability systems, and stakeholder engagement for development initiatives for the lands controlled by Woodbine – including both Woodbine Racetrack and Woodbine Mohawk Park
What we need from you:

To be a passionate and engaging leader who will live and breathe our values and beliefs and take a visionary approach throughout our diverse property development initiatives. We will need you to be a project management champion and land planning specialist who will listen and connect with our stakeholders. You will develop and deliver innovative and effective land development solutions to meet our strategic imperatives and launch a new experience at Woodbine. Additional we will need:

· Ability to develop and execute city-building initiatives
· Ability to develop strong working relationships with potential development partners, investors, municipal stakeholders, government and others.
· Lead and manage the generation of concepts, materials, and deliverables in support of program-level goals.
· Coordinate development feasibility analysis, planning applications, etc.
· Familiarity with servicing, municipal planning processes, business case development, financial proformas, affordable housing, sustainability, procurement, etc.
What your day to day will look like:

Development thought leader. Project executer. Relationship builder. Brand Ambassador. These imperative functions will define your days. You will be the lead on project initiatives, urban design and technical review. You will manage the scope and performance of our consultant teams and ensure projects are delivered on time and within budget. You will interact with executive management and key stakeholders. You will provide direction to internal and external stakeholders across a variety of sectors. We will need you to stay on top of market trends in the development industry and advise on how they can impact our vision.

Other key responsibilities include:
· Program management across all development initiatives
· Execute complex initiatives and manage multiple stakeholder relationships
· Excellent communicator inclusive of executive level communication (both verbal and written)
· Management of Municipal and Provincial applications and associated relationships
· Urban design leadership
· Working closely with internal stakeholders to achieve shared goals and deliverables

Key success factors:

We will need you to embody each of our values and beliefs, be passionate about our business and journey and have a relentless desire to provide and exceptional experience to all our stakeholders and guests. Familiarity with master planned communities and other Transit Oriented Community (TOC) projects and understanding of local policy frameworks impacting mixed-use projects are also important for success. We will need you to be well-versed in property development management strategies, budget planning, contract preparation, resource allocation and financial monitoring.
Additional knowledge and skills that will help with success include:

· A university degree in Engineering, Architecture, Real Estate, Business, Project or Construction Management
· 15+ years of direct development experience
· Accomplished in executing complex initiatives and managing multiple stakeholder relationships
· Excellent communicator inclusive of executive level communication (both verbal and written)
· Strong leadership with ability to manage a team, motivate, mentor and professionally develop direct reports
· Ability to lead large, multi-disciplinary, cross-functional teams to deliver complex projects
· Demonstrated ability to find innovative solutions to complex problems
· Ability to navigate ambiguous situations and to lead and align multiple stakeholders around a common solution and path forward
· Leadership experience in real estate development, strategy, business analysis, business case development, industry analysis and transaction structuring
· Proven knowledge of Municipal and Provincial Codes and Standards
· Proficiency in Microsoft Suite, AutoCAD, Bluebeam, document management software would be of benefit
