SUMMARY
The Senior Property Manager, Landlord Engagement is responsible for overseeing the operational and tenant/landlord relationship management as per the operating parameters and standards of the Infrastructure Ontario (IO) contract and BGIS. This role acts as a key liaison between ownership, landlords, tenants, vendors, and IO/internal stakeholders to resolve complex landlord matters, enforce lease obligations, manage disputes, and ensure properties operate efficiently and in compliance with lease agreements while maintaining and enhancing the relationship with landlords.
KEY DUTIES & RESPONSIBILITIES
People Leadership
Demonstrates strong, competent leadership for team members to guide them in reaching their full potential and meeting their objectives, which supports achievement of our corporate goals. Specifically, these responsibilities include but not limited to:
- Full involvement with recruiting talent.
- Provides mentoring, coaching and guidance to all team members.
- Objectively recommends compensation adjustments. Manages all aspects of performance.
Property Management
- Liaises with the tenants on day-to-day property management issues.
- Supervises employees, including directing activities, establishing goals and objectives, performance evaluation and communicating vision for operations and maintenance.
- Monitors service level request escalations from tenants, PD’s and IO Operations and ensures that they are within the scope of the leases.
- Act as the primary point of contact for landlords regarding operational, financial, and lease-related escalations.
- Interpret and enforce commercial lease agreements, including rent obligations, operating costs, CAM reconciliations, maintenance responsibilities, and landlord/tenant covenants.
- Resolve landlord disputes related to repairs, maintenance obligations, common area issues, access rights, and lease compliance.
- Negotiate resolutions for landlord service deficiencies, escalations, and operational concerns.
- Build strong relationships with tenants, landlords, vendors, and internal business units.
- Address tenant escalations involving landlord service levels or property conditions.
- Performs other duties, as required.
KNOWLEDGE & SKILLS
- Community college diploma or equivalent training.
- Minimum 5-10 years property management experience.
- Extensive relationship management with clients, tenants, landlords and colleagues.
- Excellent interpersonal and communication skills both oral and written.
- Self-motivated with the ability to work independently.
- Demonstrated flexibility, organizational and leadership qualities including strong teamwork, coaching and mentoring.
- Demonstrated ability to work independently in a multi-task high pressure work environment.
- Professional with a positive attitude and mature, diplomatic demeanor.
- Demonstrated analytical, conceptual thinking and problem-solving skills.
- Strong relationship management skills and customer service orientation.
- Excellent negotiating, analytical and problem resolution skills.
- Excellent project management abilities. Strong working knowledge of MS Office.
Licenses and/or Professional Accreditation
CPM through Institute of Real Estate Management.
This is a regular, full-time position with a salary range of $96,322 - $120,402 per annum. The starting salary will be based on the successful candidate’s competencies, including but not limited to experience, education and performance related to this role.
