About the Role
We are hiring a Senior Project Manager to represent the Owner across large-scale commercial and industrial development projects in Ontario. From initial due diligence through design, permitting, construction, and close-out, you will be the driving force ensuring projects are delivered safely, on schedule, and within budget.
This is a senior, owner-side role. You will manage consultants, contractors, municipalities, and utility providers while always acting in the Owner's best interests.
What You'll Do Represent the Owner across all phases of project delivery, from due diligence to occupancy and close-out Lead project budgets, schedules, cash flows, risk registers, and overall financial performance Coordinate architects, engineers, consultants, and specialty advisors throughout design and construction Liaise with municipalities, utility providers, conservation authorities, and regulatory agencies to secure approvals Prepare and administer consultant agreements, procurement documents, tender packages, and CCDC construction contracts Manage General Contractors to ensure safe delivery on schedule, within budget, and to the company's quality standards Review progress claims, contemplated change notices, change orders, and consultant recommendations Coordinate tenant requirements throughout design and construction Chair and attend project meetings with consultants, contractors, and stakeholders Monitor construction progress through regular site visits and structured reporting Identify project risks proactively and implement effective mitigation strategies Oversee commissioning, occupancy, warranty, and close-out documentation
Mandatory Qualifications All of the following are required. Applications that do not meet these criteria will not proceed. Minimum 7 years of Project Management experience in commercial and/or industrial construction Demonstrated track record delivering multiple ground-up commercial or industrial projects valued between $20M and $150M+ Experience gained with a large General Contractor, Commercial/Industrial Developer, Design-Build Contractor, or Construction Management Firm Hands-on experience managing large industrial facilities: warehouses, manufacturing plants, distribution centres, food processing, or comparable developments Strong technical knowledge of structural steel, precast concrete, foundations, building envelope, mechanical/electrical systems, and site servicing Thorough understanding of project budgeting, scheduling, procurement, contract administration, and construction delivery methods Working knowledge of the Ontario Building Code and CCDC contracts Excellent leadership, communication, negotiation, and organizational skills Proficiency with Microsoft Office, Bluebeam, Autodesk Construction Cloud, and project scheduling software
Nice to Have • Gold Seal Certification (GSC), PMP, P.Eng., PQS, or equivalent professional designation
