QuadReal: Excellence lives here. www.quadreal.com Role Description Based in Toronto, ON, the Environmental Manager will report to the VP, Environment, Health and Safety and collaborate closely with all members of QuadReal's Environmental and Health & Safety Team, as well as both the Domestic and International Teams. In this role, the Environmental Manager will lead a minimum of two direct reports while providing oversight, guidance, and counsel across a range of domestic portfolio management areas, including but not limited to, Asbestos Management, Groundwater Monitoring Programs, Indoor Air Quality, Mould, and Phase I ESAs. The role will also carry responsibility for advising on Environmental Due Diligence for International Assets and managing the US Portfolio. The ideal candidate will bring a strong attention to detail and the ability to effectively organize, prioritize, and manage competing demands in a fast-paced environment, seeing each through to completion. Responsibilities Lead environmental due diligence for QuadReal's International Assets, partnering with International Investment Teams and the VP, Environment, Health & Safety to assess environmental data and reports for transactions. Lead environmental due diligence for QuadReal’s directly managed assets in the United States and support the Asset Management team with environmental issues. Support the Environmental Department and direct reports on management matters across the domestic portfolio, including Asbestos Management, Indoor Building Risks (mould, hazardous materials, air quality), and groundwater monitoring, delineation, and remediation. Coordinate and review Annual Sustainability and EHS Reporting with International Partners. Track evolving environmental regulations across jurisdictions where international assets are held and assess portfolio impact. Support budget forecasting for environmental remediation, monitoring, and compliance activities. Maintain centralized document management system for environmental reports, invoices and other acquisition-related data. Manage financing and environmental insurance requirements for international properties as needed. Serve as a senior team member and role model, mentoring junior staff and fostering collaboration across the team and broader organization. The Environmental Manager may also be involved in other environmental initiatives, as required. Experience and Qualifications Post-secondary degree or diploma in Environmental Studies, with a focus on Environmental Assessment and Health and Safety. 5-10 years of experience in the environmental field; real estate experience preferred. Minimum 4 years of people management experience. Strong written and verbal communication skills across multiple media. Ability to build and maintain effective relationships with senior management, engineers, and contractors. Strong work ethic with the ability to work independently, manage time effectively, and multitask. Strong decision-making and problem-solving skills grounded in facts and sound reasoning, with a strategic, adaptable approach to achieving goals. Advanced proficiency in Microsoft Word, Excel, PowerPoint, and SharePoint. This job posting is for an existing vacancy within our organization. The expected annualized base salary range for this role is $120,000 – $130,000. Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off. The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
