Xplore Inc. is seeking a Network Real Estate Specialist (NRES) to join its Real Estate Team in Canada. This role is responsible for managing the day-to-day wireless and wireline real estate activities in collaboration with the Network Real Estate team and Legal department.
The NRES will support and contribute to all projects involving real estate considerations and will be accountable for coordinating site acquisition and build-related initiatives. This includes managing landowner relationships and negotiations, coordinating with engineering teams, and developing financial forecasts and project schedules.
This is a hands-on role that supports all real estate-related activities across Xplore, including the management of external vendors and service providers.
The NRES may engage with municipal councils, local representatives, and community stakeholders to secure sites that support Xplore’s network expansion. Responsibilities include negotiating easements, leases, and other agreements, as well as building and maintaining relationships with third-party tower owners, government agencies, and large real estate stakeholders to support both short- and long-term deployment strategies.
Additionally, the NRES will contribute to key initiatives such as collocation programs, tower inspection programs, decommissioning projects, and operational expenditure (OPEX) optimization efforts.
Key Responsibilities Include
Manage Right-of-Way agreements, ground leases, colocation agreements, and easements for fixed wireless and wireline infrastructure deployment Collaborate with government agencies, land-use authorities, and third-party stakeholders to assess municipal requirements and ensure timely site acquisition Coordinate tower site audits, investigation reports, and structural/loading analyses with external geotechnical and civil engineering vendors Prepare and submit public consultation and industry notification documentation to ensure regulatory compliance Conduct municipal risk assessments in accordance with local land-use authority (LUA) procedures and protocols Support site selection activities, including search ring development, and civil and RF qualification assessments Manage leasing and real estate agreements for macro, micro, and small cell wireless infrastructure, as well as fiber network deployments across assigned regions Develop and deliver weekly project status reports, including budget tracking and forecasting for ongoing initiatives Adapt quickly within a dynamic environment while maintaining project timelines and organizational objectives Oversee and coordinate external vendors to ensure compliance with scope, budget, and schedule requirements
An Ideal Candidate Will Possess
3–5 years of experience in telecommunications site acquisition or network real estate within Canada Post-secondary education in Land Management, Business, Urban Planning, Real Estate, or a related discipline Working knowledge of regulatory requirements for telecommunications public consultation and Indigenous engagement Proficiency in tools such as Google Earth, Microsoft Excel, SharePoint, Teams, and related software Strong business acumen with a demonstrated ability to implement and manage effective operational practices General understanding of civil engineering and construction practices is considered an asset Bilingualism (French/English) is an asset Excellent communication and interpersonal skills, with the ability to build strong relationships with internal and external stakeholders Strong organizational and project management skills with attention to detail Ability to work independently and manage multiple priorities effectively Willingness to travel and work outside standard business hours as required
